What we cannot answer
We cannot tell you whether to sign something, what a clause in your contract means for your situation, or what to offer on a specific house. Those are legal and valuation questions and they belong to a licensed attorney or appraiser in your state. Ask us how the materials work and we will answer all day; ask us what to do about your contract and we will tell you to call an attorney, because that is the honest answer.
